North Texas new construction

Search every builder community in North Texas.

Floor plans, move-in ready inventory, and current pricing — without a builder's sales office calling you afterward. Then read the one step below that most buyers skip.

Results open on my search site. Nothing is shared with builders — have me register you before you tour.

Touring this weekend? Call. Registration takes about two minutes.

Where it goes wrong

There's one step most buyers skip, and it only opens once.

Walk into a model home and sign the visitor sheet alone, and most builders will treat you as unrepresented in that community for good. Bring me in beforehand and you get your own agent on the contract, at no added cost to you. Step two is the only one you can't go back and redo.

Contract and build

The builder's contract, inspections, and walkthroughs.

Registered first

  • Someone reviewing the builder's contract on your side
  • Independent inspections at foundation, pre-drywall, and final
  • Incentive packages compared across builders, not just inside one
  • The builder pays the buyer-side fee

Walked in alone

  • The on-site counselor represents the builder, not you
  • You're reviewing the builder's contract by yourself
  • No independent inspections unless you arrange them
  • The price doesn't drop because you came without an agent

Straight answers

The three questions I get every week.

Do I actually need an agent for new construction?

You aren't required to have one. But the builder's on-site counselor works for the builder. That's their job, and a good one will tell you so. Everything on their side of the table is already represented.

Who pays for it?

Builders in this area typically budget buyer-side compensation into the community and pay it at closing. It's disclosed in writing before you tour, in the buyer representation agreement Texas requires either way.

I already visited a model. Too late?

Sometimes, sometimes not. A few builders allow retroactive registration inside a short window; others don't. It depends on the builder and how long ago you signed in. Worth one phone call to find out.

What I do that the model home won't

I've closed new construction across North Texas. Here's where it matters.

Builder incentives are real money. They're also structured to protect the builder's margin first. Reading them correctly is most of the job.

What you get

Tell me where you're looking.

Name the communities you're considering and I'll send you what each one is currently offering: buydowns, closing cost credits, design center allowances, and which of those are actually worth taking. Then I'll get you registered before you tour.

Born and raised in Denton County, Texas A&M grad. Residential is most of what I do, with commercial and investment work alongside it. I'll be the one reading the builder's contract and running the numbers with you, not a call center.

I've represented new construction buyers in Denton, Krum, Sanger, Gainesville, Fort Worth, and across North Texas.

I'll call or text you back, usually same day. Your information comes straight to me. It isn't sold or shared with lead services.
